Case Study: Boiler Room Retrofit – State Office Complex

Problem

This large government facility had a centralized hot-temp water system which was scheduled for decommissioning. The old system included an aging two pipe changeover heating and chilled water piping system, which included high-temp hot water heat exchangers from their previous integration project.

Solution

Mallory & Evans converted the old high-temp hot water system to a low-temp variable flow temp hot water system. We installed three (3) 500 MBH high efficiency Cleaver Brooks condensing boilers, plus heat exchangers, pumps, piping modifications and controls.

The Situation

This is a very busy government complex which could not afford to interrupt their daily operations.  We needed to find a solution to fit their budget and timeline while maintaining temperature control for the duration of the project.

The Work

Several factors complicated this project.  First, the boiler flue needed to be installed within an existing masonry chimney which extended from the basement to the roof 8 stories above.  The boiler plant was located in a subterranean level of the parking garage.  Our team designed a plan which would complete all work while enabling this facility to remain operational during the upgrade.

The Results

This project was a huge success, since we completed the full retrofit on time and within budget and this resulted in high customer satisfaction.  Our project allowed the customer to decommission the high temp boilers in their main central plant.  With the combination of a new variable flow heating design plus the efficiency of their new condensing boilers, our customer was able to achieve substantial energy savings while greatly improving the comfort in this facility.  Our customer was so pleased, they asked for our help with another project to achieve similar additional energy and cost savings.
