Problem
This University’s building is a large institutional laboratory and college classroom with high traffic flow serving multiple educational needs. Our challenge was to complete the necessary HVAC equipment and controls upgrade without interrupting the classroom and laboratory activities being performed on a daily basis.
Solution
Mallory & Evans designed a project execution plan to support existing workflows allowing for ongoing classroom and laboratory activity while delivering the primary goals of the project. Our solution included modernization of the HVAC system and controls including all planned upgrades for heat exchangers, pumps, chillers, heaters, fans, and all necessary piping.
The Situation
This was a high visibility project with strong requirements for timeliness, budget accuracy, and technical ability. The project had several challenges including a cramped attic mechanical space with no elevator access. This required precise coordination of equipment removal and installation through an exterior wall opening created for this project. Additionally, the building was located in a part of campus with no direct road access to stage a crane. This required our team to build a temporary crane rated road through the campus common area.
The Work
Our team’s project plan included:
- Replacement of 12 AHUs, 46 Terminal Units/VAVs and PIUs;
- Replacing 2 – 60 Ton Air Cooled Chillers with a single 170 Ton Air Cooled Chiller
- Replacement of Steam to HW Heat Exchanger and HW Pump
- Replacement of14 Fume Hood Exhaust Fans.
- Replacement of a Commercial Domestic Steam to HW Heater.
- Steam, HW and CHW Piping modifications.
- Installation of a new DDC Control System
The Results
This project achieved all the technical and operational goals of the University’s administration team, and we delivered their project on time and on budget. Since this HVAC project could have severely impacted their class schedule and comfort, our successful and timely completion of this critical upgrade was a huge relief for the students and faculty of the University.
